Box 151540 Austin, TX 78715 Dear Larry: This letter is written to express my sincere appreciation for the outstanding work you did in quickly selling my three rental homes. My initial contacts concerning the possible sale of one or more of these homes with two other established Realtors were pleasant, but disappointing. Each looked at comparable values and provided me estimates of sale prices that would have resulted in investment losses. In my opinion, both failed to take note of the rapidly appreciating property values in the area. I sought you out, after learning that you had recently sold a comparable neighborhood property for more than either of the other Realtors considered possible. You did not disappoint. Within a few days of my decision to list all three properties, you had contacted out of state investors and presented me a qualified package offer on all three. With only minor adjustments in the closing cost arrangements, all three properties sold at the asking price. Your follow through until the closing was also helpful and thorough. February 2, 2007 Larry Burchett Calton-Burchett Properties Inc. P.O. Box 151540 Austin, TX 78715 To Whom It May Concern: I own many properties that are spread over 3 states. I have now worked with seven different management companies and I can tell you that not all of my experiences have been as positive as they have been with Mr. Burchett. My experience has been that most property managers fall in to 3 categories: - The first is the investor that does property management as a side business. I have always found that their focus is first on getting their properties rented and then on renting mine. - The second is the part time property manager who is not always available to show properties Or quick to resolve problems like unpaid rent. - The third is a property manager that does this full time and sells property on the side. Even here if you want a good one, they're few and far between. This is not a hobby for me - this is a business and I can't afford to have my properties sitting empty or rents not being collected. So after Working with 3 different property managers in Austin, Texas, I have now placed all of my properties with Mr. Burchett, whose work ethic and level of professionalism are to be commended. March 29, 2005 Dear Larry and Regina, We just wanted to thank you for your expert assistance in selling our daughter's condo at UT Austin. It was good to know that you were available if she had any problems or questions. You went above and beyond what is expected of realtors, especially in helping her with the minor repairs requested by the buyer. The buyer requested attention to detail that was impossible for us to do, as we live in Houston and were moving ourselves at the same time. We certainly are appreciative that you stepped in to take care of things! This was not a very expensive property, yet we received the attention and care that would be expected if it had been a much larger commission.
